A condominium is a shared living community in which residents own their home and share expenses of the community based on their percentage interest.

The amount of the monthly dues depends on the square footage of the unit. Ask your real estate agent for the specific amount for your unit.

The monthly dues provides for the upkeep and operating expenses of the community. These expenses include water, trash, landscaping, staffing, and other monthly expenses. A one-time assessment payment during the first part of the year covers the annual insurance premiums.

The Cascades Club is a private club and membership is not included in the monthly dues, nor is membership required.

The outdoor pool is a club amenity and not part of our community. To access club amenities, you must be a club member.

Open flame devices are not allowed on balconies, but you may have an electric grill.

Move-ins and Move-outs are allowed Monday-Friday between 9am and 6pm and Saturday between 9am and 4pm. Please contact the Community Manager to schedule your move in advance.

A transfer fee in the amount of $200 is billed at closing.

Buyers are billed a one-time Reserve Contribution fee at closing equal to twice the monthly assessment for the unit.

A Resale Certificate is required for a condo transaction. The Resale Certificate will include the most recent information for the condo community and copies of all governing documents. Visit the Resale page to place an order and pay the $375 resale package fee.

Lenders can use the Resale page to order mortgage questionnaires. The cost to process a questionnaire is $150.

Open house events should be scheduled with the Community Manager in advance. You will be provided a one-time access code for the event for potential buyers use to access the building. Please click here to review the Open House Guidelines.
