Information for Buyers

  • A condominium is a shared living community in which residents own their home and share expenses of the community based on their percentage interest.

  • The amount of the monthly dues depends on the square footage of the unit. Ask your real estate agent for the amount.

  • The monthly dues provides for the upkeep and operating expenses of the community. These expenses include water, natural gas, trash, landscaping, insurance, staffing, capital expenditures, and other monthly expenses.

  • The Cascades Club is a private club and membership is not included in The Stretford monthly dues, nor is membership required.

  • Life at The Stretford includes two assigned parking spaces, 24/7 concierge staff, indoor pool, fitness room, dog park, outdoor patio, and a community gathering room.

  • Open flame devices are not allowed on balconies, but you may have an electric grill. Our outdoor patio does offer a community propane grill.

  • Move-ins and Move-outs are allowed Monday-Friday between 8am and 5pm. Please contact the concierge desk in advance to arrange a date so a dedicated elevator can be reserved.

Information for Real Estate Agents

  • A transfer fee in the amount of $200 is billed at closing.

  • Buyers are billed a one-time Reserve Contribution fee at closing in an amount equal to the monthly assessment times two.

  • A Resale Certificate is required for a condo transaction. The Resale Certificate will include the most recent information for the condo community and copies of all governing documents. Visit the Resale page to place an order and pay the $375 resale package fee.

  • Lenders can use the Resale page to order mortgage questionnaires. The cost to process a questionnaire is $150.
